Farm of approx. 96 hectares in a flat, fertile and easy-to-work area 4 km from the sea with easy access roads.

Beautiful farm with about 96 hectares, in a single body, easy to communicate 5 min. from the exit of the motorway Pisa Nord.

The farm in question is located in the province of Pisa, 4 km from the sea, 50 km from Florence, connected to it by a provincial road.

The property is located in a flat area, the internal road network is secured by dirt roads in good condition.

The soil is of medium consistency, easy to work and with a discrete degree of organic fertility. The rural buildings are sufficient for the needs of the farm and in a sufficient state of maintenance.

They include: the main building with 3 flats and attics, on the ground floor warehouses and garages of approx. 400 sqm, another detached building used as a stable of approx. 800 sqm. Currently the property develops intensive cultivation and is suitable for any kind of cultivation.

Being a company in a flat position is also very suitable for a 'breeding of horses being able to make a track for training, then strategically close to the famous racecourse of San Rossore.

VECCHIANO: The name Vecchiano is first attested in 762 as Vecliano and probably derives from the name of the Roman senator Vetuleius, whose family owned these territories (the term in Latin means 'land of Vetuleius').

The context in which the village is located is particularly remarkable from a naturalistic point of view, with landscapes of typical Tuscan charm: gentle hills, waterways and the sea, like a true oasis. The territory includes a significant portion of the Migliarino, San Rossore and Massaciuccoli Park, the mouth of the Serchio river and the Bufalina beach, the only portion of the province of Pisa to be located in Versilia.

The stretch of coastline that refers to the Vecchiano area is protected behind the Macchia di Migliarino and is an uncontaminated strip of coastline that preserves a precious dune ecosystem. The area is part of the Migliarino, San Rossore and Massaciuccoli Natural Park, a protected area that stretches along the coastline of the provinces of Pisa and Lucca: three thousand hectares of wetlands, sand dunes, large pine forests, marshes, lush woods and fragrant Mediterranean scrub.

To the north of the mouth of the Arno, in the heart of the Park, hidden by thick Mediterranean vegetation, lies the resort of Marina di Vecchiano, four kilometres of beach in an uncontaminated and protected setting that make it a small jewel.

Along the Vecchiano coast, adjacent to the mouth of the Serchio, is the Peninsula of the Seagulls, a strip of land formed by the collision of the river's currents with those of the sea, a beach therefore subject to changes in size depending on the intensity of the currents and sea storms, particularly appreciated for the particular clarity of the waters that bathe it.
